These Terms govern your use of govoltiq.org and any title-curative services you request from Voltiq LLC ("Voltiq," "we," "us"). By using the site or submitting the intake form, you agree to these Terms.
What we do
Voltiq LLC is a real estate investment company that purchases property directly from owners for cash, including inherited, absentee, vacant, and title-encumbered property. As part of our purchases we research and resolve title defects (liens, judgments, heirship gaps, unreleased mortgages, deed errors). We buy as a principal/investor — we are not a real estate brokerage and do not represent you in a transaction.
Offers are non-binding until a written agreement
Any cash offer we present is informational and becomes binding only when both parties sign a written purchase agreement. Requesting an offer or submitting the form places you under no obligation to sell.
Not legal advice; no attorney–client relationship
Voltiq is not a law firm and does not provide legal advice. Submitting the intake form or communicating with us does not create an attorney–client relationship.
Your responsibilities
You agree to provide accurate information and confirm you are the owner, heir, or authorized representative of the property you submit. You are responsible for the accuracy of what you provide.
SMS messaging terms & compliance
Who we are & what to expect: Voltiq LLC is a real estate investment company that buys property directly from owners. We send text messages to owners who contact us or opt in, about their property and our cash offer. Messages include offer details, questions about your property, document and closing coordination, and customer support; if you opt into marketing messages, you may also receive cash offers and service updates.
Opt-out & support: You can cancel the SMS service at any time. Just text "STOP" to the number that sent you messages. After you send the SMS message "STOP" to us, we will send you an SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, just sign up as you did the first time and we will start sending SMS messages to you again. If you are experiencing issues with the messaging program you can reply with the keyword HELP for more assistance, or you can get help directly at tim@govoltiq.org or (786) 371-2028.
Carrier liability: Carriers are not liable for delayed or undelivered messages.
Message frequency & rates: As always, message and data rates may apply for any messages sent to you from us and to us from you. You will receive recurring messages, and message frequency varies based on your inquiry and case activity. If you have any questions about your text plan or data plan, it is best to contact your wireless provider.

Disclaimers & limitation of liability
The site and any pre-engagement information are provided "as is" without warranties of any kind. To the fullest extent permitted by law, Voltiq LLC is not liable for indirect, incidental, or consequential damages arising from your use of the site.
Governing law
These Terms are governed by the laws of the State of Minnesota, without regard to conflict-of-law rules.
